Bundaberg Set for Major Housing Expansion

The Bundaberg region in Queensland is preparing for a major residential surge, with more than 1,500 new house blocks proposed across the city’s growth corridor.

Twelve subdivision applications are currently under council consideration, spanning suburbs including Innes Park, Kalkie, Ashfield, Coral Cove, Kensington, and Elliot Heads.

Among the proposals are a 386-home lifestyle resort catering to over-50s and a 301-home luxury lifestyle village in Kalkie and Back Windermere Road. Kalkie alone could see more than 450 new lots through projects such as Kalkie Heights and Rubyanna Investments’ nine-stage expansion.

Innes Park has been earmarked for 120 lots, with Coral Waters Estate accounting for 85 and Pacific Acres adding another 35. Coral Cove, Moore Park Beach, and North Bundaberg are also slated for new housing projects, including 57 lots at Moore Park Beach and 47 along the Burnett River.

Council planners will assess stormwater management, traffic flow, and infrastructure requirements before approving the projects. The developments, if given the green light, would deliver a significant boost to Bundaberg’s housing supply at a time of rising demand across Queensland.

Local stakeholders have welcomed the proposals as a means of addressing affordability pressures while also reshaping the region’s urban footprint. The expansion is expected to attract both families and retirees, offering a mix of housing options to meet diverse community needs.

If approved, the wave of new developments could mark one of Bundaberg’s largest housing expansions in decades, positioning the area as a key growth hub for Queensland’s regional property market.
